The upper levels are thoughtfully arranged for privacy and comfort, with two well-furnished bedrooms on the first floor and a spacious master bedroom on the second floor. The 4BHK layout also includes an expansive 29×20 ft master suite with its own private seating area, adding an extra touch of luxury. Each bedroom is fitted with queen-size beds, and select rooms feature balconies overlooking the pool. Please note that the villas do not include bathtubs. Outdoors, guests can unwind in a private swimming pool complemented by a small garden area, shaded seating space, and sunbeds perfect for leisurely afternoons.   • House Rules

    • We kindly ask you to treat the villa as your own home, with care and respect throughout your stay.
    • Only the number of guests mentioned in the booking are allowed. Any extra guests (within the villa’s capacity) will be charged per person, per night.
    • Government-approved ID proof is mandatory for all staying guests during check-in.
    • Please maintain a peaceful environment by keeping noise levels low, especially after 10 PM, out of respect for our neighbors.
    • Parties and events are not allowed. Small get-togethers may be permitted with prior approval from the management.
    • Music is allowed indoors only, and should be played between 8 AM and 10 PM to maintain quiet hours.
    • To help conserve water, we encourage guests to reuse towels during their stay.
    • Smoking is allowed only in designated balcony areas. Pets are welcome, but only with prior approval before check-in.
    • Avoid bringing any flammable materials, explosive items, or strong-smelling substances inside the villa.
    • Illegal activities, including the use of drugs, are strictly prohibited on the property.
    • Our staff members need at least 10 hours of uninterrupted rest daily, generally between 1 AM and 7 AM, although this may vary depending on the villa.
    • Please be cautious while using the pool, as there is no lifeguard on duty. Your safety is your responsibility.
    • Guests are requested to dry themselves completely before using any poolside furniture to avoid damage.
    • If the pool is contaminated, a cleaning fee of ₹25,000 will be applicable.
  • Cancellation Policy

    • A 90% refund of the booking amount will be granted for cancellations made 45 days or more in advance.
    • If the booking is cancelled between 44 to 30 days before check-in, a 75% refund will be processed.
    • A 50% refund will be issued if the booking is cancelled between 29 to 15 days before the check-in date.
    • No refund will be applicable if the cancellation is made less than 15 days prior to the check-in date.
    • Please note: There will be no refund for bookings on peak dates and long weekends.
    • Refunds will be initiated within 5–7 working days from the time of cancellation.
    • In case of a lockdown in Goa or in the guest’s city of origin, a 100% refund will be provided on the total booking value.
    • For payments made in international currencies, the refund amount is subject to the prevailing exchange rate at the time of processing.
    • Refunds or credits are applicable only if 100% payment is received as per the booking policy.
    • No refund or credit will be applicable in case of partial payments.
    • In case of any cancellation or modification, guests must communicate only via email. Cancellations or modifications will be considered valid only if made through email.
